The Cost of Skipping Tenant Insurance: A Hard Lesson Learned

As a renter, it’s easy to overlook tenant insurance. After all, if you’re careful and responsible, what’s the worst that could happen? Unfortunately, we learned the hard way that unforeseen disasters can strike at any time—and without insurance, the financial and personal toll can be significant.

Our Experience: A Costly Pipe Leak

A number of years ago when we were renting, we were away on a trip when we received a call from our building concierge. The resident in the unit below had noticed water dripping from their ceiling. Since we weren’t home, we told the concierge to enter our unit to investigate. What they found was shocking. The leak wasn’t coming from our place — it originated from a unit three floors above us. A pipe had been leaking for quite some time, filling the walls with water and creating the perfect conditions for mold to thrive.

While the owner’s property insurance covered the structural damage to the walls and floors in our unit, none of our personal belongings were covered. Why? Because we didn’t have tenant insurance. The damage in our unit was mostly contained to the floors and walls, but we still had to vacate while repairs were completed. That meant three months of displacement costs—hotel stays, temporary rentals, and all the inconvenience that comes with being forced out of your home.

Importantly, the owner’s insurance did not cover our displacement costs—only tenant insurance does. In some provinces, landlords may be required to cover displacement costs, but in our case, in BC, we were not covered. Even if the damage wasn’t our fault, it was not the owner’s responsibility to provide alternative housing while repairs were being made. Many renters assume they’ll be taken care of in these situations, but that’s simply not always the case. Without tenant insurance, you’re on your own when it comes to finding and paying for temporary accommodations, which often cost significantly more than your regular rent.
