Pendo Rent 2.0: Roommates and splitting the rent

Two or more people sharing one unit. The right setup depends on one question: is this one tenancy shared by roommates, or genuinely separate tenancies under one roof?

One tenancy, several roommates #

This is the usual case: one agreement, everyone on it together.

Create a single lease for the unit and add every roommate as a tenant on it. Each tenant needs their own email address, each gets their own signing link, and the lease is not final until all of them have signed. See: Creating and sending a lease

Do not create a second lease on the same unit for the other roommate. Pendo treats a unit as one tenancy: a second lease trips the existing-lease warning, and the unit's expected rent would count both leases. One unit, one lease.

Splitting the rent between roommates #

The lease and rent collection are separate things, so one lease does not mean one payment.

Set up a Partial Rent payment for each roommate who pays their own share. Each one has its own payer and its own amount, so $700 from one roommate and $500 from the other on a $1,200 lease works fine. Pendo counts every roommate's payments against the same month, so the month shows as paid once the shares add up, whoever paid what.

Two things to know:

  • Pendo checks each share is not more than the full rent, but it does not check that the shares add up to the rent. Making them add up is on you.
  • After a rent increase, re-check the shares. A split payment set to follow rent increases is currently recalculated evenly across the tenants, so uneven shares like $700 and $500 come back even. Put them back the way you want them.

Genuinely separate tenancies: give each its own unit #

Sometimes it is not one shared tenancy. Each person has their own agreement and their own rent, and you deal with them separately, like renting rooms individually. In Pendo, each tenancy needs its own unit.

Split the unit: create units under the property such as 101a and 101b, and put one lease on each. Everything then works normally per tenancy: separate leases, separate rent collection, separate histories, and no overlap warnings.

Which one do I pick? #

  • One agreement, everyone responsible for the rent together, shares paid separately: one lease with Partial Rent payments.
  • Separate agreements you manage independently: separate units, one lease each.
